Responsibilities:

At PGIM Real Estate (Japan) Ltd., interns will contribute to various areas, including transactions, asset management, investment research, and client services.

Learning Objectives:

Transactions:
– Acquire practical experience in underwriting and financial modeling, encompassing cash flow projections.
– Perform market research analysis.
– Provide support in ongoing due diligence and the preparation of materials, such as investment committee memorandums for internal and external stakeholders.
– Assist with ongoing divestment activities.

Asset Management:
– Compile asset cash flow projections utilizing ARGUS and generate internal presentation materials.
– Aid in research for benchmarking exercises and lease negotiations related to existing properties.
– Develop a comprehensive understanding of asset management and its influence on fund performance.
– Enhance software skills used in the real estate industry, including ARGUS and Excel.

Qualifications:

To be eligible for this internship, the applicant must:

– Must be eligible for full-time employment in both Japan and the US, which may involve holding citizenship in both countries or studying in one country while possessing citizenship in the other.
– Proficiency in both written and spoken English at a native level, along with intermediate/advanced proficiency in Japanese (reading, writing, and speaking), or vice versa.
– Currently enrolled as an undergraduate or graduate student.
– Proficiency in Microsoft Excel, PowerPoint, and Word.
– Possess strong cross-cultural communication and interpersonal skills.

Contract Term:

The internship will last between 8 and 18 weeks, commencing on a mutually agreed-upon date between April and early July.

Working Hours:

Standard office hours will be from 9:30 am to 6:30 pm, Monday to Friday.

Location:

The internship will take place at PGIM Real Estate (Japan) Ltd., situated at The Prudential Tower 16F, Nagata-cho, Chiyoda-ku, Tokyo. The nearest stations are Akasaka-Mitsuke Station and Nagata-cho Station.
